The Delhi Transport Corporation (DTC) headquarters at IP Estate is poised for a major transformation, with the DTC Board greenlighting a Rs 206 crore redevelopment project, officials announced on Wednesday. The long-delayed initiative, now spearheaded by the Delhi State Industrial and Infrastructure Development Corporation (DSIIDC), aims to modernize the aging infrastructure and enhance operational capacity.
The revamped headquarters will feature a modern ground-plus-12-floor building with two basement levels for parking and services, spanning a total built-up area of 12,000 square meters. Under a public-private partnership (PPP) model, DSIIDC will manage 40% of the space, covering the sixth to twelfth floors, for a 30-year lease period. A formal Memorandum of Understanding (MoU) between DTC and DSIIDC is set to kickstart the project, ensuring minimal cost to the government while introducing semi-commercial elements to the facility.
Originally constructed in 1958, both the DTC headquarters and its adjacent bus depot, which currently houses 180 buses, have long awaited upgrades. The redevelopment will expand the depot’s capacity, improving public transport infrastructure in the capital. The project was first approved in April 2010 under then-Chief Minister Sheila Dikshit but faced repeated delays due to planning issues, lack of follow-up, and bureaucratic hurdles.

Recent progress includes land amalgamation, environmental clearances, and property tax rationalization by DSIIDC. A 2024 attempt to engage NBCC (India) Limited fell through, but DSIIDC confirmed in January 2025 that it has secured consultants, necessary approvals, and plans to float tenders once the MoU is signed. A legal review also affirmed that the 2010 cabinet approval remains valid, clearing the path for execution.
The urgency of the redevelopment was underscored by the 2023 floods, which left the DTC headquarters inundated, with staff navigating waterlogged premises. The new design aims to address such vulnerabilities while enhancing functionality and aesthetics. The project is expected to bolster Delhi’s public transport system, streamline operations at the bus depot, and provide a modern workspace for DTC staff.
With the BJP-led Delhi government’s Transport Department now pushing forward, the redevelopment promises to transform the iconic IP Estate site into a state-of-the-art facility, aligning with the city’s vision for improved infrastructure and sustainable urban development.
