The Telangana Industrial Infrastructure Corporation (TGIIC) has set a new land-price record in Hyderabad’s Raidurg area after a 5.38-acre plot was sold for Rs 1,447.22 crore. Known as Plot P2, the parcel fetched Rs 269 crore per acre in the latest auction, making it the highest price recorded so far in a Raidurg land auction and setting a new benchmark for the city.
The latest transaction surpassed the previous record set only a week earlier, when Plot P1, measuring 5.25 acres, was sold for Rs 1,386 crore at Rs 264 crore per acre. Before that, a Raidurg plot had fetched Rs 237 crore per acre in May this year, while another parcel was sold at Rs 204 crore per acre in June. The earlier benchmark, set in October 2025, stood at Rs 177 crore per acre.
The sharp increase has pushed the Raidurg land benchmark from Rs 177 crore to Rs 269 crore per acre in less than a year. Together, the two August auctions have generated Rs 2,833.22 crore from 10.63 acres, with an average realisation of approximately Rs 266.53 crore per acre. TGIIC has also reported that 25 per cent of the value from the earlier Plot P1 auction has already been received as the first-stage payment.

The record prices underline the demand for prime commercial land in the Raidurg Knowledge City corridor, which has emerged as a major business destination in Hyderabad. Infrastructure, connectivity and the presence of leading companies have strengthened the area’s position as a commercial and investment hub. TGIIC Vice Chairman and Managing Director K Shashanka described the latest auction as an endorsement of investor confidence in Hyderabad and Telangana.
Shashanka also maintained that the strong realisations demonstrated the demand for strategically located land and the value that can be unlocked through transparent and competitive price discovery. The auction was conducted through the MSTC e-Auction platform, with JLL serving as the exclusive transaction advisor. The latest sale further adds to the series of high-value land transactions recorded in Raidurg in recent months.
The Congress-led Telangana government also described the auction as significant beyond the individual land sale, pointing to the rapid rise in the value of prime commercial property in Hyderabad. Authorities maintained that the latest result strengthens Raidurg’s position as an important business and investment corridor. The successive record prices have placed the area firmly among Hyderabad’s most valuable commercial land markets.
