Taj Lands End Penalty Crosses Rs 103 Crore
Tata Group-owned Indian Hotels Company Ltd (IHCL), which operates Taj Lands End in Mumbai, has received an additional penalty claim of Rs 5.51 crore from the Brihanmumbai Municipal Corporation (BMC) over outstanding property taxes, taking the total penalty claimed against the luxury hotel to more than Rs 103 crore. IHCL said in a regulatory filing on Wednesday that the additional claim amounts to Rs 5,51,35,972 and is reflected in the property tax bill issued by the civic body for the 2026-27 financial year.
The company said the claim relates specifically to outstanding property taxes associated with its Taj Lands End property in Mumbai. With the latest demand, the total penalty, including the earlier claim, has reached Rs 103,08,31,312. The development follows an earlier disclosure made by IHCL on February 13, 2026, concerning the property tax-related penalty. The latest claim has therefore increased the financial amount under dispute between the company and the civic authority.
The property tax issue involves the BMC, Mumbai's municipal authority responsible for collecting property taxes within the city. Property tax assessments and related dues can be subject to disputes between property owners and civic authorities, particularly when there are disagreements over assessment, calculations or outstanding amounts. In this case, IHCL has disputed the bills issued in relation to Taj Lands End. IHCL maintained that there have been no violations in connection with the matter.

The company said it is disputing the bills, indicating that the penalty amount reflected in the municipal demand does not represent an accepted liability on its part. The regulatory filing did not indicate that the company had agreed to pay the disputed penalty. Taj Lands End is one of IHCL's prominent luxury properties in Mumbai and forms part of the company's Taj Hotels portfolio.
IHCL is the hospitality arm of the Tata Group and operates hotels under several brands across India and international markets. The company is among India's largest hospitality operators, making developments involving one of its major properties relevant to investors and the wider hotel industry.
The latest disclosure means that the disputed penalty associated with Taj Lands End has now exceeded Rs 103 crore, following the addition of more than Rs 5.51 crore to the earlier amount. The company has reiterated that it is contesting the property tax bills, while the latest amount has been included in the municipal bill for 2026-27.
The regulatory filing does not provide details on the underlying calculation of the penalty, the specific assessment disputed by IHCL or the next stage of the proceedings. Any resolution of the matter will depend on the outcome of the company's dispute with the BMC.
