Devendra Fadnavis Approves 28-Acre PMAY Housing Township Project In Borivali
28-acre Borivali project will offer affordable homes and amenities for low-income families within four years.
The Maharashtra government has approved an ambitious affordable housing project in Borivali West, aimed at creating an integrated township for low-income families on nearly 29 acres of land. The project, expected to be completed within three to four years, marks a significant step toward expanding housing access in one of Mumbai’s key suburban regions.
The township will be developed under the Pradhan Mantri Awas Yojana-Urban, making it the first initiative of its kind in a metro city in Maharashtra. The proposal was cleared following a presentation by the Maharashtra Housing Development Corporation to Chief Minister Devendra Fadnavis, who has directed officials to expedite the process.
The project will be spread across land parcels in Shimpoli and Gorai, currently owned by Bharat Sanchar Nigam Limited and Mahanagar Telephone Nigam Limited. The state has approved the transfer of these plots to MahaHousing at the Ready Reckoner rate, with an estimated cost of ₹729 crore. Officials indicated that the combined land area measures approximately 28.84 acres.
Designed for economically weaker sections (EWS) and low-income groups (LIG), the township will offer housing units of around 450 square feet at affordable prices. Beyond residential units, the development will include key social infrastructure such as a school, hospital, playground, cultural centre, and commercial spaces, aiming to create a self-sustained community.
A notable feature of the project is the inclusion of a skill development centre, which is expected to provide employment-oriented training to local youth. Authorities believe this component will not only improve livelihoods but also enhance the long-term socio-economic impact of the township.
The location is expected to benefit from strong connectivity, with access to two metro stations and the upcoming Versova–Dahisar coastal road. Officials said groundwork could begin within the next few months, with a formal groundbreaking ceremony anticipated in two to three months, underscoring the government’s push to fast-track affordable housing initiatives in Mumbai.
