Elon Musk's satellite internet venture Starlink has secured a five-year lease for a 1,294-square-foot office space on the ground floor of the Boomerang building in Mumbai's Chandivali area, totalling Rs 2.33 crore, according to property registration documents reviewed by analytics firm Propstack on October 27, 2025.

The agreement, registered on October 14, includes a monthly rent of Rs 3.52 lakh with a 5 per cent annual escalation, a security deposit of Rs 31.7 lakh, and one car parking space. Starlink paid a stamp duty of Rs 66,500 and a registration fee of Rs 1,000, marking a strategic foothold in India's burgeoning satellite broadband market. This move aligns with the company's preparations to deploy nine gateway earth stations nationwide, following regulatory approvals from the Department of Telecommunications earlier in 2025.

The Boomerang building, developed by leading real estate firm Marathon Realty, has emerged as a hub for high-profile investments, notably drawing Bollywood connections through the Roshan family. Hrithik Roshan and his father Rakesh Roshan's HRX Digitech LLP acquired three first-floor office units for Rs 31 crore in July 2025, complementing their prior purchase of five fifth-floor units for over Rs 37 crore in 2024.

These acquisitions reflect the fitness and apparel brand HRX's expansion into digital and e-commerce ventures, leveraging Mumbai's commercial ecosystem for operational scaling. The Roshans' presence underscores the building's appeal to entertainment and tech innovators, blending glamour with business infrastructure in a Grade-A commercial complex boasting modern amenities and proximity to key business districts.

Starlink's entry into the Indian office space coincides with intensified competition in the satellite internet sector, where it aims to challenge incumbents like Reliance Jio's satellite arm and Bharti Airtel's partnerships. The leased space, with its carpet area optimised for compact yet efficient operations, will likely serve as a regional headquarters for regulatory compliance, customer outreach, and technical oversight. Amid India's digital inclusion push—targeting remote areas underserved by fibre optics—Starlink's Rs 2.33 crore commitment signals long-term optimism, potentially accelerating service rollout in urban hubs like Mumbai before rural penetration.

This development highlights the convergence of global tech giants and local celebrities in Mumbai's real estate landscape, where premium properties like Boomerang command premiums due to their prestige and connectivity. As Starlink navigates spectrum auctions and localisation norms, the Roshan-linked address adds an intriguing cultural footnote to Musk's India ambitions, fostering speculation about future collaborations in content delivery or smart city integrations.
