Mannat Renovation Gets Supreme Court Nod After Plea Challenging Clearance Is Rejected

Supreme Court clears Shah Rukh Khan's Mannat renovation project

The Supreme Court on Tuesday dismissed a petition challenging the Coastal Regulation Zone (CRZ) clearance granted for the renovation and expansion of Bollywood actor Shah Rukh Khan’s sea-facing bungalow, Mannat, in Mumbai’s Bandra. The ruling clears the way for the proposed renovation project, including plans to expand the iconic residence. A bench comprising Chief Justice of India Surya Kant and Justices Joymalya Bagchi and V. Mohan rejected the plea filed by Mumbai-based activist Santosh Daundkar, while expressing serious reservations about the bona fides of the petition.

The challenge had questioned the legality of the CRZ clearance granted for the renovation of the property. During the hearing, the bench observed that homeowners have the right to modify or expand their residential properties as long as the applicable laws are followed. Questioning the basis of the petition, the court remarked, “They are living there. If in a residential house they want to have (additional floors)... it's their choice. The law is broadly followed. Why should a neighbour or anybody else intervene?”

The petition had challenged a September 2025 order passed by the National Green Tribunal’s (NGT) Pune bench, which had upheld the Coastal Regulation Zone clearance issued for the renovation project. The activist sought to overturn that order, alleging irregularities in the approval process. Appearing for the petitioner, senior advocate Shoeb Alam argued that the case should be examined purely on its legal merits and not influenced by Shah Rukh Khan’s celebrity status. He told the court that Daundkar is a respected activist who had previously played a role in exposing the Adarsh housing scam, and therefore the petition should not be dismissed because it involved a high-profile individual.

However, the Supreme Court was not convinced by the arguments and declined to interfere with the permissions already granted. By dismissing the plea, the court effectively upheld the CRZ clearance and the NGT’s earlier decision, removing the final legal hurdle to the renovation plans. Mannat, located in Mumbai’s upscale Bandra neighbourhood, is one of the city's most recognisable private residences and attracts thousands of fans and tourists every year. The bungalow has long served as Shah Rukh Khan’s family home and is considered one of Mumbai’s landmark celebrity properties.

Coastal Regulation Zone clearances are mandatory for construction and redevelopment projects in designated coastal areas to ensure compliance with environmental protection norms. Such approvals are subject to scrutiny under regulations aimed at balancing development with the preservation of coastal ecosystems. With the Supreme Court refusing to entertain the challenge, Shah Rukh Khan’s renovation and expansion project at Mannat can now proceed in accordance with the permissions granted by the relevant authorities, subject to compliance with applicable laws and regulatory conditions.
